Self-occupied case me: 24(b) deduction Rs 2 lakh (capped; actual interest zyada hai), 80C me principal Rs 1 lakh (agar bucket me jagah hai). Total Rs 3 lakh deduction — 30% slab me ~Rs 93,600 tax saving year 1.
Year 10 tak interest component girkar ~Rs 3 lakh aur year 15 tak ~Rs 2 lakh ke neeche aayega — tab cap bind nahi karega. Lesson: home loan ka tax benefit front-loaded hai; prepayment decisions me ye declining benefit bhi factor karo.
New regime me kya milta hai (aur kya nahi)

Conditions dhyan se: dono co-owner hon (sirf co-borrower nahi), dono EMI actually pay karein (apne accounts se ya shared account se proportionate), aur claim ownership share ke hisaab se ho. Sirf tax ke liye artificial arrangement scrutiny me problem karta hai.
